QUITCLAIM DEED
THIS QUITCLAIM DEED, made the 23rd day of December, 2011, by Jeffrey E. Epstein, a single man, with an address of [REDACTED] St. Thomas, VI 00802 ("Grantor"), to Laurel, Inc., a U.S. Virgin Islands corporation with an address of [REDACTED], St. Thomas, VI 00802 ("Grantee").
WITNESSETH:
Grantor warrants that at the time of this conveyance, the subject property is not the Grantor's homestead within the meaning set forth in the constitution of the state of Florida, nor is it contiguous to or a part of homestead property. Grantor's residence and homestead address is [REDACTED] St. Thomas, VI 00802.
THAT Grantor, for and in consideration of the sum of TEN DOLLARS ($10.00) and other good and valuable consideration to Grantor in hand paid by Grantee, the receipt and sufficiency whereof are hereby acknowledged, Grantor does hereby release and quitclaim unto Grantee, and Grantee's successors and assigns forever, all the right, title, interest, claim and demand which the said Grantor has in and to the following described lot, piece or parcel of land, situate, lying and being in the County of Palm Beach County, in the State of Florida

BEING that portion lying West of Lot 40, El Bravo Park, in Section 27, Township 43 South, Range 43 East, as recorded in Plat Book 9, Page 9, Public Records of Palm Beach County, Florida being bounded on the West by the West side of an existing concrete seawall and the northerly extension thereof as shown on the Adair & Brady, Inc., drawing IS-1298, dated March 25, 1981, and bounded on the East by the shore line and shown on the plat of El Bravo Park, and bounded on the North and South by the Westerly extensions of the North and South lines respectively of Lot 40, containing 0.07 acres, more or less.
